How commission actually works

How is real estate commission calculated?

Commission is a percentage of the sale price, agreed in the listing agreement. It is typically split between the listing and buying sides, and each agent then splits their share with their brokerage.

What is a typical brokerage split?

Splits range widely. New agents often start near 50/50 or 60/40 in their favour, moving toward 80/20, 90/10 or a capped model as production increases. Some brokerages charge a monthly desk fee instead of taking a percentage.

What fees come out of a commission cheque?

Beyond the brokerage split, expect transaction or admin fees per deal, and in some cases franchise fees, board dues and errors-and-omissions insurance. This calculator covers the per-transaction ones.

Is commission taxed?

Yes. Agents are generally self-employed, so commission is business income and no tax is withheld at source. Set aside a portion of every cheque — this calculator shows pre-tax take-home.
